Impeccably Designed Estate in Southampton Now Available for $22.5M

If you are looking for turnkey, inviting elegance with proximity to the Atlantic Ocean there lies this new stucco and shingle manse in Southampton Village.

146 Foster Crossing Southampton Drone Rear Exterior

146 Foster Crossing Southampton Drone Rear Exterior

SOUTHAMPTON, N.Y., April 26, 2022 (GLOBE NEWSWIRE) — One of the Hamptons’ most celebrated estate agents reveals a superlative, turn-key, elegant estate in Southampton Village, located just moments from the Atlantic Ocean, available for your immediate enjoyment.

When it comes to luxury properties in the Hamptons, few listings can compare to that of preeminent broker Tim Davis of Corcoran, and his latest is the 146 Foster Crossing. The impressive new-build 6,020-square-foot, 6-bedroom, 6-1/2-bathroom home on over an acre located in the Village of Southampton just four houses from the Atlantic Ocean creates a new standard for luxurious seaside living.

The turn-key property immediately sets the scene for the idyllic lifestyle it facilitates, with a zen-like gravel and slate courtyard concealed behind tall privet hedges and a security gate. The front facade of the European-style, three-story stucco and shingle home is defined by an enormous Dutch door surrounded by glazed panels that allow natural light to flood the entrance foyer.

Inside, the home has been designed for practical family living and entertaining. The ground floor features a variety of entertaining areas – including a sitting room, bright sunroom, dining room, and expansive living room with an open fireplace – with the south-facing rooms spilling out to deep terraces through sliding glass-paneled doors. These outdoor spaces have been designed for “four-season” living and can be covered and heated to allow for year- round enjoyment.

However, the heart of the home is the kitchen—a spectacular double-height space with ample windows and soaring 22-foot-high ceilings that house a strikingly modern chandelier. The slate tile floors dramatically offset the white marble worktops, while black-framed white cabinetry completes the monochrome palette. Enhancing the indoor-outdoor lifestyle that the Hamptons is so celebrated for, there is also a fully-equipped outdoor kitchen, a vegetable garden, and a large outdoor shower for rinsing off after ocean swims.

Upstairs, there are three bedrooms—the primary suite and two expansive guest suites. The primary suite boasts a private balcony terrace with views over the landscaped garden. These windows can be left open at night, inviting in a gentle ocean breeze and the sound of the nearby waves. Custom joinery in the bedrooms echoes the timber paneled walls downstairs and allows the bedrooms to double as a study or work-from-home space. The bathrooms have a similar sense of crafted materiality, with finely detailed mosaic walls and bespoke timber cabinetry.

The lower ground floor elevates the home’s entertaining potential, with an expansive gym, cinema room, bunk room, and a wine cellar; outside spaces include a 60-foot swimming pool set amidst the terraces and al-fresco dining areas. Other essential amenities for guests’ visits include a private two-bedroom, two- bathroom guest wing on the ground floor, a mud- room, and a laundry room.

The six-bedroom residence features exceptional build quality and materials throughout, including contemporary leaded glass doors, Venetian plaster and timber paneled walls, and wide white oak floors throughout. The effect is one of casual, coastal elegance that invites relaxed living.

146 Foster Crossing offers a new owner the opportunity to reside in a home defined by its architectural excellence in one of the world’s most iconic summer resort towns.

Global Anti Scam Alliance and ScamAdviser Study Suggests China is World’s Top Direct Seller of Counterfeit Goods

From where do consumers buy fakes

From where do consumers buy fakes

AMSTERDAM, April 26, 2022 (GLOBE NEWSWIRE) — The Global Anti Scam Alliance and ScamAdviser.com surveyed 1,494 consumers from across the world asking them why they buy fakes and how they could be kept from buying counterfeit. Remarkably, China is not only the number one producer of fake products but also the largest online retailer of counterfeit goods.

Fake goods are estimated to exceed $500 billion annually

According to OECD, 3.3% of world trade is now fake. Footwear made up almost a quarter of seized goods, making it the most popular product copied. But also apparel, perfumes, electronic devices, and watches are often bought.

69% of all survey participants say they are good at identifying fakes

According to a study by the Global Anti Scam Alliance and ScamAdviser, most consumers (69%) consider themselves capable of identifying counterfeits. This is especially the case for clothing, accessories, and electronics. 45% of consumers doubt their ability to recognize fake medicines.

92% of all consumers have bought counterfeits

Still, 70% of the consumers have bought a fake product in the past unknowingly or doubting the originality of the product. 21% admit to knowingly having bought fakes. Clothing, electronics, and accessories are the most commonly purchased fake products.

Websites, not marketplaces, are the main purchase channel

The focus of brand protection agencies has shifted to online marketplaces in recent years. However, remarkably, websites (41%) are by far the most popular channel to buy counterfeits. This channel is followed by online marketplaces (32%).

Social media sites are growing and are named by 28% of consumers. 22% bought fakes from physical stores which are losing market share.

39% think that the fakes sold directly from China

When asked to name the originating selling country of their fake goods, 39% of consumers named China. This was followed by, surprisingly, the United States (9%) and India (6%).

According to an OECD report, the majority of fake goods picked up in customs checks originate in China. Other points of origin include the Emirates, Turkey, Singapore, Thailand, and India. However, a large number of consumers have named their own countries, indicating that they are being misled into believing that the fake goods they buy are originating in their own countries.

Consumers are dissuaded by fears, not ethics

Consumers buy fakes primarily as they believe that there will be no significant difference in quality (16%). Affordability (16%) is an equally big motivator for buying fakes and the feeling that the real brand is overpriced (12%) is also named.

Consumers are aware that counterfeits support crime. What, however, would keep consumers the most from buying fakes is the quality of the product (42%) and the belief that buying fakes is not safe if their financial data is misused (38%) and the product is not delivered (32%).

Open Society Condemns Travesty of Justice in Kavala Verdict

New York, April 25, 2022 (GLOBE NEWSWIRE) — The Open Society Foundations are appalled by today’s Turkish court decision to sentence Osman Kavala—the business leader and philanthropist—to life in prison, even though no credible evidence was ever presented to substantiate the baseless charges against him.

“Today a Turkish judge ruled against Osman Kavala even though there is not a shred of legitimate evidence against him,” said Mark Malloch-Brown, the president of the Open Society Foundations. “This bogus trial has utterly failed to meet the most basic standards for fairness and procedural justice.”

The court in Istanbul also sentenced seven other defendants to 18 years in prison each. The cases against these defendants were also without any merit.

Osman Kavala was first arrested and detained in October 2017. The government has held him, without conviction prior to today, for more than four years.

During that time, Turkish prosecutors have bent over backwards to try to keep Kavala in prison, even having him re-arrested in February 2020, after a previous trial ended with him being briefly released.

“This is not about justice,” added Malloch-Brown. “It is about trying to intimidate and silence anyone who might speak up in defense of human rights in Turkey, including all independent civil society groups.”

In December 2019, the European Court of Human Rights (ECHR) ruled that Kavala’s detention was unjustified, and that the case against him was designed to silence him and to dissuade other human rights defenders from speaking out.

Turkey has so far defied the ECHR ruling.

Kavala is an established businessman and philanthropist, known for his support of human rights, the arts, and culture in Turkey. He also served as a board member with Open Society’s foundation in Turkey. (Open Society Turkey shut its doors in 2018 due to harassment from the Turkish government.)

Kavala is expected to appeal the court ruling.

“It is long past time to end this legal farce,” added Malloch-Brown. “Osman Kavala should be released and his name cleared immediately.”

‘Book Hour’ helps to spread reading culture in community

Inspired by the annual event ‘Earth Hour’, an event called ‘Book Hour’ has been designed to encourage the habit of reading.

The event is to be held online on Saturday as part of the ‘Book and Action’ project.

It has created a space where attendees can read books and share their personal feelings with others.

Pham To Uyen, a member of the organising committee, believes that the event will create a book-loving community and promote reading culture to all.

“We encourage participants to use the event’s hashtags and share their reading experiences on social media platforms to spread the word about reading culture,” she said.

“We also hope the event will serve as a reminder to everyone about the benefits of reading, as well as to promote self-improvement and spread positive energy to the community.”

‘Books and Actions’ is a non-profit project founded in 2013 with the goal of encouraging young Vietnamese people to read and take action in the community.

The project has set up 192 book clubs at high schools and universities across the country, three member projects in Hanoi, Da Nang and HCM City, and has more than 6,000 active members.

Each club provides 500-1,000 free book loans to students each year, and many activities to promote reading culture./.

SEA Games 31: Philippines has high hope in boxing

Filipino boxers dominated the 30th Southeast Asian Games two years ago, garnering seven gold, three silver and two bronze medals.

According to Secretary General of the Association of Boxing Alliances in the Philippines (ABAP) Marcus Manalo, trying to duplicate or surpass that performance at the 31st SEA Games in Vietnam’s Hanoi next month could still be possible. He, however, said that being medal-oriented is not the way how the ABAP programme works.

“We don’t really talk like we have to win this number of golds or whatever. We are really focused on the process (in making our boxers better). To take care of the process and improve as much as you can,” Manalo said.

Australian coach Don Abnett will lead the Philippine boxing team at SEA Games 31. He was the architect of the country’s most successful Olympic ring campaign last year that brought home two silvers and a bronze in the Tokyo Summer Games.

The Filipino national boxing team are currently training at the Thai National Boxing Training Center in Muak Lek, Suraburi province, according to Manalo./.
